There are moments in luxury when one must pause, adjust one’s cufflinks, and say, quite seriously, well then, this changes things. Because until now, ELIE SAAB has been the sort of name whispered backstage, stitched into silk, floated down staircases, and photographed under chandeliers. It was never meant to be poured into foundations, measured in square feet, or discussed alongside lift cores and fire exits. And yet, here we are. ELIE SAAB has arrived in India not with a gown, but with a set of keys.

M3M India and Smartworld Developers have announced their partnership with the globally revered fashion and lifestyle maison to create Signature Residences by ELIE SAAB in Gurugram and Noida. These are the brand’s first branded residential developments in the country, and crucially, they are not dabbling experiments. They are decisive, confident statements of intent, the sort one makes when one knows the audience has matured enough to understand what true luxury actually means.
India has changed. The buyer no longer wants louder marble, taller towers, or more gold than Versailles on a Saturday night. What they want is coherence. They want global design literacy, craftsmanship that has travelled, and a lifestyle that feels considered rather than accumulated. In that sense, this partnership is less a launch and more an inevitable collision of sensibilities.

The two developments, though distinct, share a common philosophy. Architecture, interiors, and lifestyle are not separate departments shouting at one another from different floors. They are conceived as one continuous idea, much like a well tailored suit where the cut, the fabric, and the fall are inseparable.
In Gurugram, the setting is suitably theatrical. Located in Sector 111 within the Smart City Delhi Airport, the residences sit inside what is unapologetically called The Billionaire’s Block. Spanning 170 acres, it is a carefully curated enclave designed to host a select group of globally renowned branded residences. This is not suburbia. This is a gated chapter of the city reserved for those who prefer privacy, pedigree, and the ability to disappear behind tinted glass when required.

Here, Signature Residences by ELIE SAAB in Gurugram will comprise just 300 homes. All are four bedroom residences, with layouts ranging from 4,200 to 4,650 square feet. These homes are designed to maximise light, space, and comfort, with generous floor to ceiling heights, waterfront views, and outdoor living areas complete with private jacuzzis.
Noida, meanwhile, takes a more expansive, contemplative approach. Located in Sector 98, the development enjoys uninterrupted golf course views, a rarity in urban India and a quiet flex if ever there was one. Spread across six acres, it comprises 200 three and four bedroom residences ranging from 2,850 to 3,810 square feet, alongside 480 one and two bedroom apartments. The emphasis here is on enhanced privacy and a refined sense of living, supported by enviable connectivity to South Delhi, Central Noida, business districts, and both the existing Indira Gandhi International Airport and the upcoming Jewar International Airport.

What elevates both projects beyond location and layout is the interior vision. Shared spaces and residences will feature bespoke furniture and décor from the ELIE SAAB Maison collection. Designed in creative collaboration between ELIE SAAB and Carlo Colombo, developed under license by Corporate Brand A++ Group, and crafted in Italy, these pieces are not decorative afterthoughts. They are the very grammar of the space, ensuring that what you see, touch, and live with speaks the same language throughout.
Pankaj Bansal, Promoter, M3M India and Founder, Smartworld Developers said, “Our collaboration with ELIE SAAB represents an important step in our vision to create residential developments defined by design integrity, quality, and long-term relevance. Through ELIE SAAB, we aim to deliver thoughtfully designed living environments that reflect global standards while addressing the evolving expectations of India’s premium homebuyers, in line with the Prime Minister’s vision of bringing the best of global expertise to the local market.”
He also added, “The investment for Gurugram branded residences will be around Rs 2000 crore while the top line will be Rs 4700 crore. Similarly, the investment for Noida project will be around Rs 1500 crore and the top line for this project will be Rs 3500 crore. The starting price for Signature Residences by ELIE SAAB in Gurugram will be Rs 15 crore while it will be between Rs 9 crore and Rs 1.2 crore for Noida branded residences. All the common areas are fully furnished by ELIE SAAB. We are also exploring if the buyer wants to buy fully furnished apartment by ELIE SAAB and working closely and exploring 3 to 4 design options.”

ELIE SAAB Jr., Vice Chairman & CEO, ELIE SAAB Group, said, “ India’s economic growth, expanding global outlook, and evolving luxury landscape make it a highly strategic market for the continued development of the ELIE SAAB brand. This evolution aligns naturally with ELIE SAAB’s growth as a global lifestyle brand. Through our partnership with M3M India and Smartworld Developers, we aim to bring our distinctive approach to design and living to the country -where architecture, interiors, and lifestyle are conceived as one-creating refined, timeless residential environments that resonate with India’s evolving aspirations.”
He also added, “India is a unique and exciting country. We are happy to partner with M3M India and Smartworld Developers to deliver ELIE SAAB branded residences. Through our partnership with M3M India and Smartworld Developers, we aim to bring our distinctive approach to design and living in a way that resonates with India’s evolving aspirations. Like ELIE SAAB’s vision no compromise needs to be done, and this is what we agreed on. We want to deliver a project that is unique in every way. Where we have intervened together in every little detail of the project; whether it’s the façade, the interiors, and the lobby.”
Both developments will offer a carefully curated suite of amenities. Concierge services, wellness and spa facilities, swimming pools, fitness centres, residents’ lounges, and dedicated children’s play areas are all part of the plan. Completion is scheduled for 2030, which may sound distant, but true luxury has never been in a hurry.

In the end, this is not about homes wearing designer labels. It is about design with restraint, craftsmanship with lineage, and luxury that understands the power of understatement. ELIE SAAB has not entered Indian real estate to make noise. It has arrived to make sense. And that, in today’s market, is the most fashionable thing of all.
ELIE SAAB had launched its first branded residences in Dubai in partnership with Emaar in 2019. The company is currently running branded residences in 14 countries including Vietnam, London, Casablanca, São Paulo among others. The Signature Residences by ELIE SAAB in Gurugram will comprise 300 residences having 4-BHK layouts ranging from 4200 square feet to 4650 square feet. Similarly, Noida project will have 200 branded residences in 3 and 4 BHK layouts ranging from 2850 sqft to 3810 sqft. The project will also have 480 apartments in 1BHK and 2 BHK layouts.
