Luxury housing priced at ₹10 crore and above witnessed a sharp increase in Gurugram last year, with total sales value climbing 80% to ₹24,120 crore. It is driven by both rising volumes and escalating prices, as per a new report. On the other front, Mumbai recorded transactions worth ₹21,902 crore within the same category.
Released by India Sotheby’s International Realty in collaboration with CRE Matrix, the report on Gurugram’s primary luxury residential market reveals that the Delhi-NCR hub has taken over Mumbai in the ₹10 crore-plus segment in terms of total sales value.
Data further shows that the number of high-end homes sold in Gurugram nearly tripled year-on-year, rising to 1,494 units from 519 units previously. In value terms, sales expanded significantly from ₹13,384 crore in 2024 to ₹24,120 crore in the following year, underscoring the city’s increasing appetite for ultra-premium living.
“While Mumbai has traditionally held the crown for being the most expensive real estate market, Gurugram in Delhi-NCR, outpaced Mumbai in total sales value for luxury homes priced at Rs 10 crore and above during 2025,” said the report first published in PTI.

The infrastructure push in the form of development of Dwarka Expressway, Gurugram Sohna Connector, Delhi-Mumbai Expressway, KMP, etc has given a strong impetus to the overall economy and the real estate. This intersection of economic expansion and lifestyle aspiration has fuelled demand for larger, smarter, and more refined living spaces that align with global benchmarks of luxury,” Rajat Khandelwal, Group CEO of Tribeca Developers, tells Outlook Luxe.
